Hey, this is Debbie Wright with Charles Rutenburg Realty, and I’m here to talk to you today about how to buy home in 30 days or less. Let’s go.
Okay so, you want to buy a house. Well, the first thing you need to do is to get a great Realtor, and get a great lender. How much home can you afford? Are you renting, or do you have to sell your house? A lot of different components here that we need to iron out before we actually go look for a property and before you can make an offer.
Once you get your financing in order, and that’s a pre-approval, and that process can take a little bit of time. You want to make sure that that’s done before you go househunting. Once you do that, the lender can push you through the loan process much quicker than he can if you’re delivering a contract the same day you’re delivering documents for a loan. By delivering the documents for your loan and the underwriter examining them, they can ask you for additional documentation, or have you do a few things to get you in a better position to buy, It’s important to go through that vetting process before you make an offer, because it’s going make everything else much smoother.
Okay, so you got your financing ducks in a row- that’s really important. Now, where do you want to go? What neighborhood do you want to live in? What kind of inventory do they have? How many homes have sold in the area? These are all things your Realtor can help you with, and it’s pretty important so you can kind hone in on what you want, and what you don’t want. After you’ve done that and you’ve found a property that you want to buy, it’s time to make an offer. Presenting your preapproval will put you to the top of the list, most likely.
Having great communication with your Realtor and your lender is going to really bring this home quickly, in under 30 days. Without communication, things fall apart. So if you’re not getting communicated with by either your real estate agent or your lender, it’s time to to find a new one, because their service level isn’t where should be. And that’s an important thing to have when you’re making a big decision like purchasing a home.The other component is are you renting, or do you own? If you own a home and you have to sell before you purchase- I did a video on that, check it out, it’s Selling and Buying at the Same Time. If you happen to be in a lease, this is for you. You want to pull that lease out and dusted it off, and start looking in there about what it says about early termination. Leases are different; I don’t know that you need to call anyone and tell them anything at this point, but it’s really important to understand what your lease has to say, because it is all about timing and you want to make sure that you understand the whole situation, because that will de-stress it. It’s a plan and that’s what you want to move into is having a plan, a plan to purchase a good home.
After that, it all boils down to the type of house that you’re getting, did it need repairs, did it pass the inspection, the appraisal process, all those are components of the transaction that will come in flow-through, but the most key component right now in the very beginning is to secure that financing and to make sure that you have overcome any hurdle that will come your way.
And speaking of that, communication is the key. If you don’t have good communication between everybody, it just doesn’t work very well, and creates a lot more stress than it should. So just make sure that the people who are working with you to make this happen are providing a service level you’re comfortable with. You’re about to make a very important purchase. Most people only make purchases like this a few times in their lifetime. It’s a lot of money and you need people you can trust.
